Because Wisconsin Waterfront represents only properties listed by Country Lakes and Farms Realty and Wisconsin Lakes Realty, every single property is guaranteed to be buildable in writing and meets a set of very stringent, very exclusive requirements before it is listed. This is because your satisfaction is our number one concern. We provide an Exclusive Buyer Protection Plan with each parcel of land. Because we specialize in recreational and residential land, we are very selective about the land that we list. In fact, out of every 25 parcels we investigate, only one is listed. If it is not a quality property or if there is anything questionable about it, it will not appear in our listings or on this website. Expect higher quality and better service from us (and from me) just like you would from a specialist in any field.

 

Included in our Buyer Protection Plan are Six Key Features

 


Warranty Deed

A Warranty Deed is provided at closing. By providing a Warranty Deed, the Seller is warranting the property is free of any unacceptable liens or encumbrances. A real estate transfer by Warranty Deed is the most protective conveyance available.


Soil Test


Soil tests are performed on each parcel to ensure the property's suitability for a Wisconsin state-approved septic system. If the property is unsuitable, we don't list it.


Title Insurance


Title Insurance is provided from an established title firm assuring that the property is free of any unexpected liens and encumbrances. All Title Insurance costs for the Owners Policy are paid by the Seller.


Survey


A certified survey, prepared by licensed professional land surveyor, is provided to assure that the boundaries are marked and measured and land areas have been accurately determined.


Lot Information Statement


A Lot Information Statement is provided to answer some of the many questions many people forget to ask, such as: What are the restrictions on the property and how is it zoned? What sort of access is there and how is it maintained? Is the property suitable for a septic system? What are the property taxes and annual assessments. The answers to all of these questions and more can be found on your Lot Information Statement.


Guarantee of Buildability


Our Guarantee of Buildability is an unconditional guarantee in writing based on all currently applicable local, county, state and federal zoning and land use regulations that the property shall be buildable and suitable for a single-family residence and suitable for a state approved sanitary system.
